Most of the drain system in a 1950s–70s Oshawa house is invisible: the main run drops below the basement slab, travels under the footing and continues as the sewer lateral across the front yard to the municipal main. Cast Iron Oshawa treats this buried half as its own subject because it fails differently, costs differently and gets decided differently than the stack upstairs. In houses of this era the under-slab run is typically cast iron and the yard portion is either cast iron or vitrified clay tile — short fired-clay sections whose every joint is an invitation to roots.
How buried lines fail in this housing stock
- Channel rot in the under-slab cast iron. Decades of flow scour the bottom of the pipe until a groove erodes clean through. The pipe then drains into the gravel beneath the slab — sometimes for years — until soil washes in and the line bellies or blocks.
- Root intrusion at clay joints. Every joint in a clay lateral seeps enough moisture to attract roots; the roots enter as filaments and thicken into a mat that catches everything. Cutting them buys a season or two, then they're back — thicker.
- Bellies and joint offsets from settlement. Sections sink below grade, hold standing water and collect solids. Backfilled trenches, driveways and additions all press on a 70-year-old line.
- Full collapse. The end state of any of the above: the camera reaches a wall of soil. From here on, everything the house drains has nowhere to go.
What replacement involves — and what the money buys
Published ranges for replacing a buried residential line with excavation run roughly $10,000–$25,000, and the spread is mostly about digging, not pipe. Inside, replacement means saw-cutting and breaking the slab along the run, excavating to the pipe, re-laying new pipe on proper grade, then gravel, new concrete and restoration. Outside, it means a trench from foundation to property line at whatever depth the lateral sits, shoring where required, a locate of every other utility first, and rebuilding the lawn, walkway or driveway afterwards. Trenchless options for the yard portion
Two methods reduce or avoid the digging, both covered in depth on the lining vs replacement page. Pipe bursting pulls a new pipe through the old alignment, splitting the host as it goes — a true replacement, needing only entry and exit pits, and a strong option where the lawn or driveway above is worth preserving. CIPP lining cures a new pipe inside the old one, and earns its keep on runs under mature trees and finished landscapes — provided the host pipe still holds shape and grade. Bellied or collapsed sections take bursting or open excavation; no liner fixes geometry.
Whose pipe is it, anyway?
In Durham, as generally across Ontario municipalities, the homeowner is responsible for the private side of the lateral, with the boundary between private and municipal responsibility typically falling at the property line or the connection to the main — the exact split, and any programs that help with the public portion, are confirmed with the municipality when the job is scoped. Plan around owning the repair from the house to the property line; anything better is good news. What the region does provide in newer work is a backwater valve requirement on many installations — worth adding during any excavation regardless, since the trench is already open and it's cheap insurance against main-line surcharges.
